Overlooking Van der Donck Park and the train station in downtown Yonkers, a forlorn row of old commercial buildings was slated for demolition to make way for a Greyston Foundation housing structure. Community activists and preservationists (including the Westchester County Historical Society) rose up and succeeded in winning designation of the block as the Philipse Manor Historic District. The Greyston Foundation then set in motion a new approach -- to preserve the five 19th and early 20th century buildings while erecting new housing behind them. Their developer, L & M Development Partners, hired STA to rehabilitate and restore the buildings. Documentation and careful preservation qualified some of the work for Preservation Tax Credits. The rehabilitated buildings, proudly facing Philipse Manor Hall, provide ten energy efficient apartments and six retail units.
